Before the comparison, three filters that separate real tools from marketing.

1. Fair Housing compliance

As of June 12, 2025, the HUD first-violation civil penalty under 24 CFR 180.671 is $26,262 per violation. Second violation within five years is $65,653. Third is $131,308. These are per phrase, not per listing.

Generic AI (ChatGPT without guardrails, Gemini, Copilot) will happily generate "perfect for young professionals," "walking distance to St. Mary's," "safe neighborhood." All three are HUD-flaggable under 24 CFR 100.75. Every tool below is scored on whether it has a Fair Housing layer.

2. Where your workflow actually lives

A CRM tool with AI features is different from an AI tool that helps with listing copy. If you use Follow Up Boss for lead management, adding kvCORE on top is redundant. If you use nothing but Zillow Premier Agent and a Gmail inbox, you probably need something small and specific, not another platform.

3. One-time versus subscription

2. Follow Up Boss (with AI features)

What it is: CRM built for real estate teams. Added AI email drafting, lead scoring, and call transcription in 2025.

Fair Housing compliance: Partial. The AI drafts marketing copy but does not have an explicit Fair Housing layer. You have to review.

Best for: Teams of 5 to 50 agents who need lead flow, pipeline tracking, and shared communications.

Price: ~$69 per user per month for the Grow plan. Pro tier ~$499 per month for teams.

Honest limits: Overkill for a solo agent. Cheaper alternatives exist if you do not need the team features.

3. kvCORE / BoldTrail

What it is: Full real estate platform (CRM, IDX website, marketing automation, AI features). Now branded BoldTrail.

Fair Housing compliance: Partial. AI content generation flags obvious issues but not comprehensive.

Best for: Mid-to-large brokerages (20+ agents). Full stack.

Price: Not publicly listed. Industry reports range $500 to $1500 per office per month depending on agent count.

Honest limits: Not for solo agents. Long onboarding. Sales cycle before you can use it.

4. Lofty (formerly Chime)

What it is: All-in-one platform for individual agents and teams. IDX site, CRM, marketing.
